as agreed, I'm sending you a list of documents we will need for the mortgage application:

Komerční banka

• completed application form attached (please send it back in an editable Word/PDF, without a signature)

• birth surname

• scans of both sides of ID cards for all applicants

• your preferred day of the month for the mortgage repayment (e.g. the 15th, the 20th)

• completed income confirmation (attached — to be filled in by your employer, you will then sign it)

• the last 6 full statements of the account where your salary is paid

• tax returns for 2025 and 2024 including the electronic filing confirmation in PDF (downloadable from the "Moje daně" portal or your data mailbox) — if you don't have the filing confirmation, please provide a copy of the tax return

• confirmation of tax payment / refund (bank statement)

• the last 6 statements of the account you use for invoicing (the account used for your business)

• a filtered overview of incoming business payments for the last 6 months (for income calculation)

• full profit and loss statement for 2025 and 2024

• full balance sheet for 2025 and 2024

• property details (address, unit number)

• contact for the valuation (full name, e-mail and phone)

• cost estimate for the reconstruction/construction (attached, please send it back signed)

• scan of your current loan agreement (if we are arranging a refinancing)

• number of properties owned in the Czech Republic and abroad

• completed and signed sworn statement on the number of properties owned (form attached)

• completed and signed sworn statement on income for the last year (2025) (form attached)

• net floor area of the apartment (in m²)

• apartment layout (e.g. 1+kk, 2+1, 3+kk, etc.)

• building material (brick / panel)

• building age (up to 15 years inclusive / over 15 years)

• technical condition of the building — choose one of the following:

– new build (within 5 years of completion)

– excellently maintained (within 5 years of full renovation or within 10 years of completion)

– well maintained (normal wear, good safety, good quality)

– poorly maintained, partial renovation needed (slight reduction in safety and quality, defects beyond normal wear)

– poorly maintained, full renovation needed (substantial reduction in safety and quality, faults and serious defects)

• to send: 1× interior photo + 1× exterior photo of the building with the house number

• draft purchase contract and escrow agreement

How the process continues from here

	4. We submit the application to the bank (within 1 day of complete documents) Once we have all the application documents, we submit it to the bank. A complete and correctly submitted application prevents unnecessary questions from the bank.
	5. We run a scoring check in the credit registers (within 1 business day) The bank verifies your creditworthiness by checking the bank and non-bank debtor registers. The scoring result determines whether and under what conditions the loan is approved.
	6. We order the property valuation (within 3–10 business days) The bank has the property valued by a contracted appraiser. The resulting valuation determines the maximum loan amount — it is one of the key inputs to the approval.
	7. We compile and hand over for approval (within 2 business days) After receiving the valuation, we compile the documents and hand them to the banker for approval. If the bank requests additional information during the process, we coordinate what exactly to provide and in what format.
	8. We wait for the bank's approval (within 2–5 business days) The bank internally assesses the case and issues a decision on approval or rejection. If additional information is needed, we are in contact with the banker and actively monitor the progress.
	9. We sign the documents (as agreed) After approval, the bank prepares the loan and pledge agreements. We review the contracts carefully before signing — especially the drawdown conditions, insurance requirements, etc.
	10. We draw down the funds from the bank (as agreed) We coordinate the fulfilment of all drawdown conditions — registering the pledge in the cadastre, arranging property insurance and providing other bank requirements. We monitor deadlines and communicate with all parties so that the release of funds runs smoothly and on time.
